Formed in 2020, Caisson Capital Partners was founded by three commercial real estate professionals with the desire to broaden investor-access to direct real estate investments — which have historically only been available to institutions and a limited number of ultra-high net worth individuals. We are able to accomplish this with a fresh new approach and an effective deployment of technology.

Commercial real estate (CRE) is an essential component of a well-diversified portfolio.

Investor Challenge: Publicly traded Real Estate Investment Trusts (REITs) are widely accessible but have significant price exposure to equity market volatility.

Caisson Solution: Our direct commercial real estate investments have a low correlation with the stock market maximizing their diversification benefit.

Yield

Yield investments are crucial for generating current income.

Investor Challenge: REITs and other yield stocks have historically had low yields and the current rate environment leaves bonds almost without yield.

Caisson Solution: Our direct CRE investments have yield targets that are significantly in excess of what is available for comparable risk in the public markets.

Capital Appreciation

In addition to yield, capital appreciation is an important investment goal.

Investor Challenge: Traditionally, bonds are purchased for yield with limited capital appreciation and stocks are purchased in a hope that their value appreciates with little yield.

Caisson Solution: Commercial real estate has elements of both and we expect our investments  to appreciate in value in addition to providing yield.

Tax Advantages

Tax consequences should always be considered in connection with any investment.

Investor Problem: Many high net worth individuals struggle with high tax obligations as investment cash flow is generally taxed as ordinary income.

Caisson Solution: Commercial real estate enables investors to deduct depreciation and other property-level expenses resulting in a much lower net marginal tax rate on cash flow.
